Do not let prospective buyers deal directly with lender

Buyers have one goal and only one goal, that goal is to negotiate as low of a price as possible with your lender. That negotiation can take a long time, and if the home sale transaction does not work out, the buyer may elect not to buy your home. This will leave you with less time if no time at all to resolve your situation on avoiding foreclosure.

Another problem is that you will have no control over the information and its accuracy that your lender will receive from the potential buyer. It is possible that the buyer can mishandle the negotiation process and presentation, making it difficult for you to resolve your home loan later. You should consult with an attorney or a real estate professional before signing any contracts. Real Estate professionals will coast you nothing when representing you in a Short Sale, the lender pays the commission and you get professional representation working for your interests. The lender will win in a Short Sale as well; they will negotiate to get the your home sold because they do not have to go through foreclosure.
