The Boston Apartment Rental Process...What to expect

  • The first step in the Boston apartment rental process is meeting the agent.
    This is a very important stage, at this point you should share with the agent all the requirements you need your Boston apartment to meet. This should be a very detailed list of criteria's if you have one, because ten minutes of conversation before the agent preps the listings to be seen is worth three hours on the road showing. Some of the things that should be discussed are:

    1. How much you would like to spend. This is important because your agent needs to know what price range you want to be in. Generally in the Boston rental market a variation of $200 in price could be a big difference in condition, location and square footage, so give the agent an accurate price range in order for the agent to present the best and most accurate Boston homes for you to see. So try and see things at the bottom of you budget, middle and top of you budget so you get to see the difference of what your money can get in terms of Boston housing.

    2. Move in date. The move in date is the most important factor because Boston apartments have set move in dates when existing leases end, vacancies vary depending on the time of year. There is no point in looking at an apartment you can never live in because of variation in availability dates.

    3. The location you would like your future Boston home to be located in. Please keep an open mind to the recommendation of the agent if you are not very familiar with the market. In a lot of cases just being two block away from a community could mean a huge difference in price.

    5. The amenities you require. Would you like carpet or hardwood, fireplace, deck, condition, views and so on?

It is a waste of time if the agent shows you an apartment for rent in Boston that you have already seen, and your agent can be more effective if the agent has an understanding of what you have liked so far from the Boston homes you have seen. 

  • The second process of renting a Boston apartment is the showing tour.
    Your agent will take you through the Boston apartments available for your moving date and in your price range until the right one is found. If the criteria for your next home in Boston changes during the listing tour please notify your agent. This includes change of price range you would like to see, change of location, and change of amenities and so on. This is very important so your agent can refine their list of Boston homes to show you.
  • The third step in renting your next Boston apartment is the application.
    The application is a standard RHA application, please write as clear as you can and fill out as much information as you can. Every resident of the future Boston home over 18 should fill out a separate application. The information you will need to provide is very simple and straight forward; name, address, current landlord information, precious address, previous landlord information, occupation, employer reference, personal reference, emergency contact, name of all cotenants. Applicants should be informed that in the application process, you are giving permission for your references to be contacted, for a credit check to take place and criminal report. With the application the applicants will provide a minimum of one month rent as a deposit in order to secure the Boston apartment. This deposit will take the apartment off the market until the landlord responds back with an offer. The money shall be deposited in an escrow account and a check shall be presented to the landlord with the application from the escrow account.
  • If the application is accepted by the landlord, the next step is signing the lease and addendums and providing the rest of the deposit agreed upon. All money should be handed in as soon as possible with a maximum time of two weeks before move in date. The paperwok shall be as follows:

    1. The lease. Most leases are standard RHA leases protecting the lease from the lessor.

    2. The addendums. This is a list of contingencies the landlord provides to amend the lease.

    3. The Lead law notification. The lessor should provide all reports, documents and knowledge available pertaining to lead-based paint.

    4. Rent and Security deposit receipt. This will state all the funds received from the lessee by the lessor and in what bank account will this money be stored.

    5. The apartment condition statement. The lessee should fill this out to confirm the condition the lessee received the rental in. . 

  • The lessee should sign two copies of all documents stated above. After the lessee signs, the landlord shall have 30 days after move in date to sign and return one copy back to the lessee.
  • Congratulations move in date. The lessee shall receive a copy of the keys for their new Boston apartment on the move in date. The lessee should expect to receive their new Boston home in broom swept condition.
