Renting a Boston apartment

Renting an apartment in Boston is a somewhat complicated task; Boston and Massachusetts are not cookie cutting home communities, where hundreds of properties look exactly the same. Boston Homes are very diverse properties that are a fusion between the old and the new; for the most part no two places are alike. Adding to the diversity of architecture and age of the properties, the majority of apartments for rent in Boston are offered by smaller landlords who own one or two buildings therefore there is no standard for the condition of Boston apartments. Every apartment is unique with no set prices for rent.

Generally the Boston rental market is true capitalism; prices will vary dramatically depending on supply and demand, the higher the demand for a Boston apartment the higher the price will go. The highest amount of supply and demand for Boston apartments would be April to September first where the closer we get to September first the more the demanded will rise. The supply in the winter month is lower but so is the demand.

Geography will affect the prices of apartments for rent in Boston as well. The closer to downtown the higher the prices due to the higher demands for Boston homes for rent. Back Bay, South End, Beacon Hill, North End have the highest demand for rentals, however most Bostonians live in adjacent communities such as Fenway, Kenmore, Symphony, Longwood Medical Area, Allston, Brighton, Brookline and Cambridge where downtown in some cases in only a block away to offset the cost of Boston rents.

Boston hosts a verity of rental homes from apartment buildings to single condos. These apartments and condos for rent come in all shapes and sizes. The majority of Boston homes for rent are in Victorian brownstone buildings that offer both luxury and affordable housing, luxury High-rise and midrise buildings with some industrial conversions hosting some of the country’s most wonderful lofts. Luxury high-rise living is generally pretty standard across the city but the character and conditions of the brownstone properties will vary dramatically depending on the landlord.

With more than 250,000 students and over three million people employed in the city, the Boston rental market has very high turnover. No apartment will stay on the market too long; this is a very moving market with one of the lowest vacancy rates on the planet, especially good apartments that are well priced. Well priced apartments in desired neighborhood are hardly on the market for more than a week, so indecisive people usually have a very hard time renting a house in Boston.
